Nu Partners LLC, Nu Experience Management LLC, and all subsidiaries and affiliates (“Company,” “Companies,” “we,” “us,” “our”) are committed to protecting your privacy. This Privacy Policy (“Policy”) explains how we collect, use, disclose, and protect Personal Information when you interact with us online or offline, including when you: visit any website or mobile application we own or operate (“Sites”), contact us by email, phone, or other means, visit or reside at properties we own or manage, apply for tenancy or employment, use resident portals, payment systems, or digital services we provide, interact with us on social media, participate in any current or future analytics, advertising, or digital engagement programs operated by or on behalf of the Companies.

By using our Sites or interacting with us, you acknowledge and agree to this Policy.

Personal Information We Collect.  We collect “Personal Information,” meaning information that identifies, relates to, describes, or can reasonably be linked to an individual or household. We also collect “Sensitive Personal Information,” meaning Personal Information granted heightened protection under applicable law. We may collect the following categories, depending on your interactions with us and on future services our Companies may operate: 

A. Identifiers

  • Name, alias, postal address, email, telephone number

  • Government ID numbers (driver’s license, state ID, passport, Social Security number)

  • Online identifiers such as IP address, device ID, cookie identifiers 

B. Leasing, Property Management & Operational Data

  • Prior and current addresses, rental history

  • Employment and income information

  • Household member information (spouse, dependents, guarantors)

  • Vehicle information (parking registration)

  • Emergency contact information

  • Lease terms, rent payment history, maintenance requests

C. Financial Information

  • Bank account numbers used for payments

  • Payment history, processing details

  • Credit report data obtained from consumer reporting agencies

D. Internet, Device, and Technical Activity

Collected automatically through cookies, pixels, analytics tools, and similar technologies:

  • Browsing data, clickstream logs, referring URLs

  • Device model, OS version, browser type

  • Location inferred from IP address

  • Session duration, navigation patterns

E. Communications & User-Generated Content

  • Emails, text messages, webforms, customer service communications

  • Survey responses, feedback, reviews

  • Any user-generated content you submit, post, upload, or transmit through our Sites or through future Company community forums, portals, or platforms 

F. Biometric & Sensory Data (If Applicable)

To the extent permitted by law and only if we implement such systems in the future, we may collect:

  • Facial recognition data, voiceprints, keystroke patterns

  • Security camera footage, audio call recordings

  • Digital access control biometrics (e.g., fingerprint door access)

We will obtain required notices and consents where required by applicable biometric privacy laws.

G. Inferences & Automated Profiling

We may generate inferences based on your Personal Information, including:

  • Preferences (e.g., preferred communication channel)

  • Engagement patterns

  • Property interest categories

Model-based predictions used in tenant screening, fraud prevention, marketing segmentation, or service optimization

We may, or in the future, also use inferences for psychological analysis, personality profiling, intelligence or aptitude assessment, or other automated inference activities. We will not use these forms of profiling to make decisions that produce legal or similarly significant effects about you unless doing so is compliant with applicable law and accompanied by all required disclosures, opt-out rights, and opportunities for human review.

H. Data Broker–Type Sources (If Applicable)

If the Companies expand into broader analytics or market intelligence operations, we may receive Personal Information from:

  • Data enrichment providers

  • Marketing data brokers

  • Lead-generation partners

  • Third-party analytics networks

This information may include demographic, behavioral, and interest-based data.

I. Children's Data

Our services are not directed to children under 16, and we do not knowingly collect children’s data except:

  • When required for household composition in a housing application

  • As required by law for child-directed services (see COPPA section below)

If we become aware of unauthorized collection, we will delete the information promptly.

How We Collect Personal Information.  We collect Personal Information:

A. Directly from you

In applications, forms, resident portals, emails, maintenance communications, job applications, or user-generated content features. 

B. Automatically through tracking technologies

Including cookies, pixels (e.g., Meta Pixel), Google Analytics 4, SDKs embedded in mobile apps, or future analytics networks we operate.

C. From Service Providers and Third Parties

  • Tenant screening companies

  • Payment processors

  • Identity verification vendors

  • Real estate listing platforms

  • Social media platforms (via engagement tools such as login integrations or remarketing) 

D. From Data Brokers or Aggregators (If Applicable)

If the Companies enter markets involving:

  • Market intelligence

  • Multi-property performance analytics

  • Nationwide renter behavior modeling

We may purchase or receive data from third-party data brokers.

How We Use Personal Information.  We may use Personal Information for:

A. Property Management & Leasing

  • Processing rental applications

  • Conducting background and credit checks

  • Managing tenancy and providing customer service

  • Facilitating rent payments and maintenance requests

B. Operational Necessity & Security

  • Fraud detection, identity verification

  • Legal compliance and lease enforcement

  • Securing properties through access systems or cameras

C. Marketing & Advertising

  • Email and SMS marketing

  • Personalized property recommendations

  • Cross-platform social media advertising and retargeting

  • Audience building for ads on Meta, Google, TikTok, and others

  • Matching hashed identifiers to advertising partners for targeted marketing

D. Analytics

  • Site optimization, A/B testing

  • Rental demand forecasting

  • Market performance analysis

  • Participation in or operation of a nationwide analytics network

  • Creation of anonymized or aggregated datasets for statistical modeling

E. Machine Learning & Automated Decision-Making

To the extent we implement automated systems:

  • Predictive tenant screening (lawfully permitted)

  • Fraud risk scoring

  • Personalized marketing models

  • Customer service routing

  • Property demand forecasting

Where required by law, we will:

  • Provide notice of automated decision-making

  • Explain how you may request human review

  • Offer the right to opt out (where applicable under state law) 

F. Data Brokerage / Monetization (Conditional)

If the Companies enter a business line involving:

  • Selling de-identified market insights

  • Sharing aggregated renter behavior analytics

  • Data licensing arrangements

We will comply with all applicable state data broker registration and disclosure requirements.  We do not sell Personal Information in a form that identifies you, unless:

  • You provide explicit consent, or

  • Applicable law permits it with proper notice and opt-out rights.

G. User-Generated Content Platform Operations

If the Companies offer forums, reviews, social spaces, or community posting features:

  • Content may be publicly visible

  • We may moderate content to enforce terms

  • We may analyze user-generated content for quality, safety, and operational purposes 

H. Biometric Processing (If Implemented)

Used solely for:

  • Property access

  • Identity verification

  • Fraud prevention

  • Security operations

We will issue a standalone biometric notice and obtain consent where required.

I. Child-Directed Services (If Applicable)

If any of the Companies service is later directed to children under 13 (per COPPA):

  • We will provide COPPA-compliant parental consent flows

  • We will limit data collection to what is reasonably necessary

How We Share Personal Information. We may disclose Personal Information to:

A. Service Providers. Property management software companies, payment processors, analytics providers, identity verification services, cloud hosting vendors, security service providers.

B. Affiliates. Subsidiaries and entities under common ownership.

C. Advertising & Analytics Partners. Including platforms such as Google, Meta, TikTok, Snapchat, and future partners in nationwide analytics networks.

D. Business Transactions. If we undergo a merger, acquisition, reorganization, or asset sale.

E. Data Brokerage or Licensing Partners (If Applicable). For anonymized, aggregated, or de-identified datasets used in analytics or research.

F. Legal Recipients. Courts, law enforcement, regulators.

G. With Your Consent. When explicitly authorized.

We do not knowingly sell or share the Personal Information of minors under 16.

Security. We use reasonable physical, administrative, and technical controls to secure Personal Information. No method of transmission is 100% secure.

User-Generated Content.  If you post content on any Company platform:

  • It may be public

  • We may retain and moderate it

  • We may remove content that violates our terms 

Third-Party Links. Our Sites may link to third-party websites. Their privacy practices are governed by their own policies.

Children’s Privacy. We do not knowingly collect Personal Information from children under 16 unless permitted by law (e.g., household composition for leasing). If we operate child-directed services, we will comply with COPPA and any successor regulations.

State-Specific Rights. We provide all rights required under:

  • California (CCPA/CPRA)

  • Colorado (CPA)

  • Connecticut (CTDPA)

  • Virginia (VCDPA)

  • Utah (UCPA)

  • Iowa (ICDPA)

  • Nevada privacy law

  • Any additional states as their privacy laws become effective

Rights include:

  • Access

  • Deletion

  • Correction

  • Portability

  • Opt-out of targeted advertising

  • Opt-out of sale or sharing

  • Opt-out of profiling in certain contexts

  • Non-discrimination
